SELLING YOUR HOME

STEP 1:  DEVELOP A PLAN

Each home sale is different, so I will meet with you to determine your goals.  Are you moving out of the area?  Are you moving up to a larger home?  Are you downsizing to prepare for retirement?  Are you selling because of a personal hardship?  At our initial meeting I will evaluate your home in the current market, help you set realistic goals, and develop a game plan for achieving your goals.  BONUS PERK: I can set up a Listingbook seller account for you. You will receive a daily report that details any competing listing that may come up in your neighborhood so you know what potential buyers are seeing.

STEP 2:  PREPARE YOUR HOME FOR SALE

I will discuss with you what you can do to make your house look it’s best. Some things, like removing clutter, make a big difference and cost relatively little.  A fresh coat of paint and cleaning or replacing carpet will make your home sell faster.  I will consider the early impressions of potential buyers, from the curb to the front door and once inside.  Feng Shui is an important consideration in Orange County.  BONUS PERK:  I will treat sellers who sign a 6 month listing agreement to a consultation with an interior decorator to assist you in presenting your home in the best possible light.

STEP 3:  MARKETING

The marketing phase involves getting as much exposure for your home as quickly as possible.  Photos and descriptive information about your home will be placed on the multiple listing service, numerous real estate websites, the Orange County Register, Craig’s List and social media sites such as Facebook.  I will “plug” your listing and distribute flyers to local brokers and agents at their weekly preview meeting.  An email will be sent to hundreds of agents with your property flyer.  Every agent that accesses the lockbox will receive a follow up email asking about their impression of the property and the asking price, and what their client thought.  Marketing your home is always a bit of a disruption to your life, but I will discuss with you your showing options and work out what is best for your family.  BONUS PERK:  If your home shows light, bright, spacious and clutter free, you will receive a photo shoot from a professional photographer, photos to be used on flyers and online marketing.

STEP 4:  NEGOTIATION PHASE

Negotiating the offers involves intricate knowledge of the real estate contract, the escrow process and current lending programs.  Sellers have to complete many disclosures for their legal protection, and I will walk you through the whole process.  BONUS PERK:  A free termite inspection will be performed at the beginning of the listing period so we can determine cost saving steps before you become contractually obligated to complete repairs.  For example, it is often more cost efficient to remove a termite infested patio cover than to treat and repair it.

STEP 5:  THE ESCROW PERIOD

The escrow period involves inspections, disclosures, appraisal and clearing any title issues that we may become aware of during escrow.  Sometime lender required or buyer requested repair negotiations take place.  Sometimes a trust or probate is involved.  Sometimes we need to get lien holder approval for a short sale.  There are a multitude of obstacles that can arise, and my team and I have the resources to deal with them if they do come up.

STEP 6:  MOVING TIME!
